This is not a twelfth sector sitting alongside the others. It is the answer to the question the other eleven raise: if every one of these standards were actually raised, in the same place, at the same time, what would that place be like to live in?

Each of these already stands on its own. The interesting part is what happens where they meet, because that is where most civic failure actually lives: in the handover between two systems that were each working correctly.

The right first conversation here is with a municipal body, a development authority, or anyone building somewhere from scratch and willing to set the standard before the concrete goes down. We consult, and take a 1% equity stake in the outcome instead of a fee.
